Is it worth repairing your roof?

The answer is YES, If we can locate the exact location of the leak, such as visible missing shingles, small structural damage and penetration, and your roof does not require staging then repair may be the best option. However, if the damage is extensive or the cost of repairs will be close to the cost of replacement, then replacement may be the better choice.

Here are 7 Factors to consider:

1. The age of the roof. More than 15 years old, probably a good idea to replace it.

2. The extent of the damage. If it is few missing shingles that need to be replaced because of a windstorm then yes repairs can be made.

3. The type of the roof. Slate roofs, metal roofs can last for years and make sense to fix. Asphalt shingles are a different story.  Replacing few old shingles here and there won't make the one around them last longer.

4. Urgency. If every time it rains the roof leaks or you have a leak now, repairs should be scheduled right away.

5. Long term plans.  If you are planning on staying in your home and your roof is showing signs of deterioration best to do it now because it will only get more expensive.

6. Budget. Repairs is usually less expensive but not always. Replacing few shingles here will not prevent the other shingles from leaking.  If your roof has 2 layers it is best to replace it all and start fresh.

7. Energy efficiency.  Roof materials continue to improve and get better every year. Some roofs can you save money on heating and cooling bills.
